- Prioritized plan for must-do vs. nice-to-have improvements
- Suggestions tailored to your local market and target price point
- By the end of this session, you'll have a clear, prioritized plan — so you can confidently focus your time and budget before listing
Investment: $395 + HST
This fee is credited toward any listing prep services booked within 30 days.

Occupied Home Staging Service
This service prepares your home to show at its best while you're still living in it. We work with your existing furniture and décor — editing, rearranging, and refining each space to create a cohesive, buyer-appealing presentation.
Where additions are needed, we take a strategic approach — recommending select pieces that enhance your space now and transition beautifully into the home you're moving to. This allows you to maximize your budget by balancing thoughtful purchases with limited rental items, rather than relying solely on short-term rentals.

- Recommendations for select new pieces that work in both your current home and your next

Full-Service Listing Preparation
Ideal for vacant homes, estate sales, and sellers who are not living in the property.
This service provides a fully managed, hands-off approach to preparing a home for sale. We coordinate every step required to bring the property to market — so you don't have to be on-site or manage multiple vendors.
Acting as your single point of contact, we oversee and coordinate trusted professionals and licensed trades as needed, ensuring each detail is handled efficiently and to a high standard. From refreshing the home's appearance to addressing deferred maintenance and final styling, we mange the process from start to finish to deliver a polished, buyer-ready result.
What's included:
- Complete coordination of listing preparation from start to finish
- Oversight of professional services such as cleaning, deodorizing, minor repairs, painting, and landscaping refreshes
- Coordination of packing, organizing, storage, shipping, or donation of remaining contents as required
- Sourcing and placement of furniture, décor, and accessories to stage key selling spaces
- Final styling and quality checks to ensure the home is ready for photography and showings
- One point of contact managing timelines, vendors, and details throughout the process
